Manufactured Homes Base Prices and Home Setup

The following items and services are included in the base price of manufactured homes:      

  • We can help you buy the right property

  • Free site inspections by our service team prior to purchasing

  • Recommendation of experienced and trustworthy contractors or use your own

  • Assist and advise on permit applications. We have experience with hundreds of permits in all Washington State counties, including Snohomish, King, Skagit, Whatcom, Pierce, Kitsap, Island and San Juan Counties. We have also placed homes in Chelan and Pacific Counties

  • Foundation plans and utility drop locations

  • Site inspections prior to delivery to ensure the site is ready to receive your new home

  • Delivery of the home to your prepared site

  • A service technician will be on site at delivery – a Heritage exclusive

  • Set-up of the home once it arrives to your prepared site

    • Leveling home and bolting the sections together

    • Water and sewer connections to the home

    • Drywall

    • Install trim, molding, adjust doors, etc.

    • Install carpet

    • Professional cleaning

  • Home checked for accuracy at the time of delivery

  • We use state certified installers for set-up

  • Total water and electrical check prior to move in

  • Light bulbs in all fixtures

  • Walk through with service manager after set-up

  • Full time service department on hand for any questions or concerns  

Included in the purchase of your manufactured home is delivery and set up of the home on your prepared lot.  

Installation will begin within one week from the date the home is delivered to your site.  

(Delays may occur due to weather or other unforeseen circumstances)

Here is the timeline for setting up your new home:

Step 1: Block, level and bolt the sections together.  This will take 2-4 days to complete.

Step 2: Hook up water, sewer and power.  Power will need to be inspected by the State and PUD before it can be fully connected.  This is usually the longest step.   

Step 3: Drywall. Electricity must be connected at this time as the furnace is used to heat the home to ensure proper drywall curing.  This will take 2-6 days to complete.

Step 4: Install trim, molding, adjust doors, cabinets, etc.  This will take 1-2 days.

Step 5: Install carpet. This will take 1-2 days for single and double section homes (also known as “single wide” and “double wide” or 2-3 days for triple section homes (also known as “triple wide”).

Step 6: A licensed professional will clean the home.  You will be ready to move in as soon as the home is cleaned and complete payment is made.
